Resolution Regarding Prohibition of New Bulkheads on Taunton Lake
WHEREAS, the Association’s governing documents prohibit construction or alteration
upon the lake bed without prior approval from the Association; and
WHEREAS, environmentally sustainable shoreline management practices, including the
use of coir logs, native plantings, and other natural stabilization methods, provide
effective alternatives to traditional bulkheads for erosion control; and
WHEREAS, natural and vegetated shorelines provide important habitat, cover, food
resources, and ecological functions for amphibians, reptiles, fish, and other wildlife,
including species occurring within the New Jersey Pinelands; and
WHEREAS, the installation of new bulkheads may contribute to adverse environmental
impacts, including loss or degradation of shoreline and aquatic habitat, reduction in
habitat diversity, disturbance or removal of native shoreline vegetation, and potential
erosion impacts to adjacent shorelines; and
WHEREAS, the Association actively fosters a natural setting and aesthetic that would
be preserved and enhanced by softer, vegetated shorelines.
NOW, THEREFORE, BE IT RESOLVED that the Association shall not approve the
installation of any new bulkhead along the shoreline of Taunton Lake.
BE IT FURTHER RESOLVED that all proposed alterations to the natural lakefront shall
remain subject to the Association's existing review and approval requirements prior to
commencement of any such work.
FOR THE PURPOSES OF THIS RESOLUTION, the prohibition on new bulkheads shall
not be construed as constituting approval, authorization, recognition, or grandfathering
of any bulkhead presently located along the shoreline of Taunton Lake. All bulkheads
shall remain subject to the Association's governing documents and applicable review
and compliance requirements. Any repair, rebuilding, replacement, or alteration of a
bulkhead requires prior approval by the Board of trustees.
This Resolution shall take effect immediately upon adoption by the Board of Trustees.
